The farmhouse suddenly appears a long cypress-lined avenue, surrounded by greenery with the beautiful infinity pool next to it (10x5mt.) It seems to be in an enchanted place and out of the world. Below, meadows and cultivated fields as far as the eye can see, above the ancient village of Sermugnano. The two-floors farmhouse, typical of the place restored with the original materials, is equipped with air conditioning. Not far away is the pigsty whose restored rooms are now used for the service of the swimming pool, such as the bathroom, shower, sauna, gym equipment, mountain bike storage. The swimming pool, in front of the pigsty, has an infinity edge overlooking the valley and is furnished with deck chairs, sun loungers and a gazebo to provide some shade. Coming from the tree-lined avenue on the left, in the highest part of the garden, a soccer field enlivens the days of adults and children. The volleyball net can be spread anywhere in the garden and table football is available to those who, a little lazier, do not want play five-a-side soccer.

At the center of the large garden, equipped with barbecue and with another gazebo furnished with sofa and armchairs, is the two-floors farmhouse. Entering on the right the beautiful kitchen with the large fireplace and equipped with every comfort. In the kitchen there are three French windows, one on the main facade and two on the side to easily reach the barbecue, the small vegetable garden, and the garden with fragrant plants (basil, rosemary, nepitella, mint, lemon verbena, thyme, marjoram, chili pepper and more). From the kitchen you enter a small passage on which two doors open. From one you enter a small bathroom and from the other into a large dining room furnished with the typical late nineteenth-century furniture of the Umbrian-Lazio countryside. The dining room leads to the large living room with a large fireplace surrounded by two bookcases. The sofas, armchairs, two consoles and two original and modern hammocks that hang from the old hooks hanging from the ceiling, complete the furnishings of this original and elegant living room.

On the first floor there are four bedrooms, one double and three with twin beds, each with its own bathroom, furnished with original country furniture: wardrobes, desks, bedside tables and chests. All rooms in the farmhouse have terracotta floors and large windows or, on the ground floor, French windows, each with a view as far as the eye can see over the countryside.

The villa is located in an enviable positon. The surrounding area is called La Tuscia, great for exploring the nooks and crannies of three beautiful Italian regions: Umbria, Lazio and Tuscany.
